When it comes to the price of a property it is Buyer (or Seller) Beware. Remember that an agent has no fiduciary duty to their client with respect to price!

Residential appraisers determine the true value of a home.

A professional appraiser uses a verified process in determining property pricing, which accounts for the property's condition as well as values of similar properties in the area. I welcome the opportunity to provide disinterested third party opinions for the pricing of residential real estate acquisitions or dispositions. I cannot stress enough the importance of engaging a disinterested third party to determine the fairness in price for an anticipated purchase or sale.

What Property Owners Should Know About Pricing 

Understanding the Difference Between Sale Price vs. Market Value

  • An estimate of Market Value can be determined by either licensed or unlicensed individuals; only a certified or licensed appraiser professional can perform property appraisals
     

  • The sale price of a property does not always reflect Market Value pricing. A market value sale must adhere to important criteria and conditions
     

  • In the real world, often these conditions are not wholly present in property sales and transactions often occur that do not reflect market value pricing 
     

  • An Appraisal Report will state the conditions that must be present in a Market Value sale and provide an Estimate of Value of a property under those defined Market Value conditions
     

  • An Appraisal can help buyers from overpaying and sellers from underselling
