Why Choose a Residential Appraiser?
The real estate valuation process is highly specific to the type of property or property rights being appraised. Like other professionals, real estate appraisers acquire expertise in certain areas of their field. In the course of practice specialties are developed in those areas of expertise.
In selecting an appraiser, it is important for a client to choose an appraiser that has knowledge and expertise in both the type of property being appraised and the appraisal process for that particular property type.
My Specialties
I appraise all types of single family and 2-4 unit residential properties. Some of my specialties include very large and high value custom homes, properties with significant acreage and properties with influences such as coastal, golf course and equestrian uses.
Appraisal Fees and Services Performed
My standard fee for a single-family residence or condominium is $400; for 2-4 family properties the standard fee is $600. Fees can vary with property size and location and report complexity.
Delivery of the appraisal report to the client includes both a printed hardcopy and digital (PDF) file versions of the report.
Payment for Appraisal Services
Payment for appraisal services is generally accepted prior to report delivery if the property owner is the client. Payment by check or credit card is accepted and is best accomplished on-site at the time of the visit to the property by the appraiser.
If a professional firm is the client, billing arrangements can generally be made.
